  • Administration support including maintaining correspondence, post and email, faxes, telephone calls, invoice approval and payment systems, affixing common seal of behalf of the Owners Corporation, maintain key register, lift telecommunications support.
  • Maintain Books and Records of the Owners Corporation, including minute books, Strata Roll, owner details and contacts, relevant reports and forecasts.
  • Convene (and Chair where required) Meetings of the Owners Corporation, including the Annual General Meeting, and other meeting where required to allow facilitation of such things as, strata committee election, decision making process.
  • Facilitation and liaising with appropriate bodies regarding Building Defects
  • Provision of Section 184 Status Certificates (Strata) and Section 26 Status Certificates (Community)
  • Repair and Maintenance of Common Property under direction from the Committee/Owners Corporation including obtaining quotations and approval process and resolved scheduled maintenance items.
  • Management of Levies, including paid and unpaid, issuing due notices, and arranging collection of arrears under instruction from the Owners Corporation to ensure cashflow availability.
  • General Duties as required including functional acting as Chairman, Secretary and Treasurer of the Owners Corporation, generally implementing the resolutions passed by the Owners Corporation or its Committee, providing advice and guidance within reason to the Owners Corporation and its Committee, recommend actions to facilitate Owners Corporations goals and targets being achieved, and liaising with Owners/tenants/trades/Real Estate Agents and any other body as required to achieve best outcomes for the Owners Corporations under the relevant Acts.
